How green is that tan and white house?

Our colleague, Jeremy Burnett, has some rather lovely tenancy-in-common flats for sale in the North of Panhandle (NOPA) neighborhood. We normally aren’t TIC fans, but these are in a two unit building with no evictions, which we think is a good thing. The homes are at 548 – 550 Broderick St @ Grove.

The seller of 548 – 550 Broderick did a rather extensive remodel, and went to the trouble of having the property rated by GreenPoint, a program of Built it Green. From the GreenPoint website, here is a brief description of what they do:

GreenPoint Rated removes the guesswork by having a Certified GreenPoint Rater evaluate a home’s green features allowing homes to be compared on a level playing field. GreenPoint Rated rewards building professionals and homeowners who create green homes by allowing them to brand their products with a recognizable, trustworthy seal of approval.

Think of GreenPoint Rated as a report card for a home. A GreenPoint Rated home is graded on five categories: Resource Conservation, Indoor Air Quality, Water Conservation, Community, and Energy Efficiency.
The lower home, 548 Broderick St., is on two levels with beautiful finishes, and an open layout with living and dining at the rear. There are four bedrooms in total, two with en-suite bathrooms. 548 Broderick is listed for $1,195,000.
The upper home, 550 Broderick St., is on one level and has the same beautiful finishes as the downstairs residence. It also has four bedrooms, but is smaller and is listed for $1,095,000.
It’s great to see smaller builder/developers getting on the “green” bandwagon. If you are looking for luxury without the guilt and NOPA is on your list of neighborhoods to consider, then you should definitely check out these great TIC flats.
