A floor plan is an ideal – an artistic rendering – they often contain errors, from the minor to the major. You should never rely exclusively on a floor plan for information about a particular condominium, especially when it comes to square footage. Changes often happen during the development and construction process that result in changes from the renderings. Square footage figures are listed, measured, and represented in a variety of places: artistic renderings, recorded condo maps, appraisals, and the San Francisco tax records. These figures almost always vary, sometimes by a small amount and sometimes by a significant amount. Different professions have different professional standards for measuring – some measure to the edge of a wall, some to the center of wall. Some include stairs and patios, others don’t.
That said, we recognize that they can be of value in understanding how a property was designed, or for comparing similar homes in a building.
