The Long View of Real Estate Values

Economist Barry Ritholtz was asked to update the Case-Shiller chart that looked at real estate prices over the past 100 years Irrational Exeburance, 2nd edition, 2006, by Robert J. Shiller)

A recent real estate conference I attended had a speaker talking about whether or not housing really was an amazing investment that was always going to produce amazing returns, or if the increases in home values over the years was due to changes in lending that made it easier for consumers to borrow more money.

This graph supports his feelings, look particularly at the post WW-II increase, when the GI Bill made home purchasing dramatically easier for a large number of Americans. The next big spike is the 1970′s, when Freddie and Fannie were created and began the securitization of mortgages, allowing them to be resold on secondary markets. And then you have the 1980′s, which introduced the adjustable rate mortgage. And finally, the 2000′s, when sub-prime and a variety of other “exotic” mortgages were introduced.

For the architectural purists: Dragons!

Driving through the parkside on this foggy morning, I came across the following example of a classic San Francisco home style.

That’s right, it is the stucco-covered barrel-front marina style home with Dragons!

And yes, I’m being humorous.

Cool New Tools from Inman

One of the fun parts of Inman Connect (and there were many) was the developer challenge. Essentially, they give developers 48 hours to come up with a slick and useful real estate app.

One of the apps was from stupeflix, and it allows any Realtor to take a static web page and insto-magically create a video out of the content.

Try it out for yourself at the following link. I was hoping to have a demo for you from one of my listings, but it keeps timing out. The joys of being on the bleeding edge!

Pacific Heights

For many people Pacific Heights is the quintessential San Francisco neighborhood. Featuring block after block of large scale, architecturally-significant mansions and stately Victorian homes, (some of which have city or bay views to die for), this neighborhood is truly a noteworthy and unique San Francisco destination. While most people think of single-family homes when they think of Pacific Heights, there are also plenty of condominiums, tenancies-in-common, and stock cooperatives sprinkled throughout the neighborhood. Pacific Heights is also a global neighborhood, with many consulates located in the neighborhood, and plenty more diplomats and international heavyweights (and a few politicians as well for good measure) choosing to make their San Francisco home in the ‘hood.

If you do decide to make this amazing neighborhood your home, you can count several well-known architectural masterpieces as your neighbors including the Spreckles and Flood Mansions and the Haas Lillienthal House. Any good history of San Francisco will include plenty about the neighborhood, and a casual stroll can easily take you past many a building with a long and colorful history from a time when San Francisco was just getting started. Breathtaking views compliment the stunning homes. Neighborhood businesses are upscale – as one would expect – with many designer clothing boutiques, independent bookstores, wine and spirit shops, and cafes serving the area. A night out could easily find you dining at one of the many delicious and acclaimed restaurants along Fillmore street or catching the latest documentary or foreign must-see at one of two independent movie theaters.

Planning on sharing your home with a dog, or a kid (or both)? Both Alta Plaza or Lafayette Park are a great spot to catch up with the neighbors while getting some outdoor time.
