Learn more about the following neighborhoods in the south-eastern part of  San Francisco:

District 3 is the south-eastern most part of San Francisco, and contains a mix of neighborhoods that are incredibly different from each other. At the western side of the district, you’ll find Ingleside and Oceanview, neighborhoods with a dramatically different feel than the almost-suburban feels of Lake Shore and Pine Lake Park, which are at the eastern and northern most part of the district.

San Francisco State University takes up a large geographic portion of this neighborhood. Some of San Francisco’s largest apartment buildings (rentals) are in this neighborhood, and there are plans to build substantially more rental housing in District 3.

The housing stock for most  of District 3 is single family homes, but there are a few larger condominium developments and some smaller condos and units buildings sprinkled here and there throughout the neighborhood. There are numerous parks in the neighborhood, including some rather large ones like Harding Park, Lake Merced, the San Francisco Golf Club, Pine Lake Park, and Stern Grove.

Life in District 3 varies wildly – neighborhoods like Merced Manor and Lake Shore feel suburban and quiet, while Ingleside Heights and Oceanview feel a big grungier, for lack of a better word to describe them. Homes in Ingleside Heights and Merced Heights often have great views of the ocean and the city to the north.

The weather in District 3 is typically on the cool and foggy side, particularly on the western side of the neighborhood that is immediately adjacent to the Pacific Ocean.
